3. In most rental cases, tenants refuse to evacuate for a variety of reasons, mainly because renting similar properties is growing much faster. The Rent Control Act only applies to a lease of more than 12 months, it seemed more difficult for landlords to scare away tenants who live in the property for years. The 2015 Model Rental Law, which has recently been the subject of new ones, aims to make things easier for both landlords and tenants, by addressing early evictions, withdrawal issues, as well as reciprocal rent fixing and review. Laws now allow landlords to market a tenant for breach of the rental agreement; subletting of leased premises or part thereof without the permission of the lessor; delay in the payment of rent for a given period; abuse of property; or to carry out illegal activities in the rented premises. The landlord also has the right to distribute a tenant if he needs the building for his own use. If they have not evacuated the property after the set time, you must submit it to your local courts. This is the actual evacuation for which you are applying. However, as an owner, it is not always granted to you automatically. In some states, you still have to go to court with the tenant and meet with a judge to rule on the case.
